We are excited to announce that the Town of Longboat Key has implemented the ability to apply for Mechanical, Electrical, Plumbing, Roofs, Docks/Seawalls/Lifts, and Window/Doors Permits, along with Zoning Exceptions, and schedule inspections online with the new BS&A Online website.

Please be aware that the Town will no longer accept PAPER applications for ALL Mechanical, Electrical and Plumbing permits after Wednesday, January 1, 2020. The Town will only accept online applications for Mechanical, Electrical and Plumbing permits in 2020.

Who can apply for permits and schedule inspections?

A registered active contractor (license, insurance, and contact information is up-to-date) with the Town of Longboat Key.

In order to benefit from all of the features that BS&A Online provides, you must create an on-line BS&A Online Account and link it with the contractor record that is established in our Building Department software.  This allows you to see all of your permit and inspection history in the Town of Longboat Key.

If you have not yet created an account for our website, please follow the instructions below.

For Zoning Exceptions only, in addition to a contractor, the homeowner has the ability to apply online.  Please refer to the instructions under 'How Do I Apply For A Permit' below.

BS&A Online Account

How do I create a BS&A Online account?

Click here and follow the registration process. You will receive an email once your account is created. Once you have clicked on the link in the email, your account will be activated.

Once I’ve created the account, how do I link it with the Town of Longboat Key?

  1. While logged into your BS&A Online account, click on the ‘Municipalities’ button found in top right hand corner of your screen
  2. Search for and click on the Town of Longboat Key.
  3. Under the Building Department heading (in the tree on the left of your screen), click on View My Activity.
  4. From here, click on the yellow ‘I have a pin’ link and enter your pin number. If you have not received a pin number, please contact the Building Department. This pin will link your BS&A online account with your Town of Longboat Key contractor account.

Once you have created and linked your account, you will be able to log into BS&A Online at any time to view your activity history, request inspections and apply for permits Online.

Online Permits 

How do I apply for a permit?

Go to the Town's BS&A website above and click on “Apply for a Permit”. This will take you to the Town's BS&A Online page where you can login to your account and begin the online process of applying for permits.

Step 1: Select a property by searching for the Address, Parcel Number or Owner Name.

Step 2: Choose the permit type, input the work description, and enter the required information.

Step 3: Enter the Applicant’s information. Verify your contact information and choose the parties to receive e-mail notifications when the permit’s status changes.

Step 4: Estimate fees. Locate the fees needed for the permit and enter the quantity.

Step 5: Add Attachments. All required supporting documents, engineering, plans, etc., must be submitted for the application to be valid for review.  Please note: If you fail to submit required plan documents, your application may be DELAYED or DENIED. Please ensure that a Credit Card Authorization Form is attached. Your permit will not be processed without one attached.

NOTE: If the contract price is $2,500 or more (or $7,500 or more for A/C Change Outs), you must attach a recorded Notice of Commencement (NOC) to this permit application. The Town WILL NOT process your application without a recorded Notice of Commencement (NOC).

Step 6: Successful Permit Application! You will receive a summary confirmation screen at the end of the permit application indicating a successful permit application. The Town will contact you if more information is needed to process your permit.

Online Inspections 

How do I schedule an inspection?

Go to the BS&A Website above and click on “Schedule an Inspection”. This will take you to the BS&A Online (BS&A Online) page where you can login to your account and begin the online process of scheduling inspections.

Step 1: Find and select the permit you wish to schedule an inspection for.

Step 2: Select the desired inspection type and choose from the available days on the calendar.

NOTE: There is limited availability for P.M. inspection requests. P.M. requests may be granted on a case by case basis.

Step 3: Verify Contact Information. A confirmation e-mail will be sent to the e-mail address(es) provided on the next page, Contact Information. If more than one party (property owner, property manager, technician, realtor, etc.) would like to receive confirmation of the online inspection request, please add the e-mail addresses to the "Select Parties to Notify" section on the next page. Please note, confirmation is only sent through e-mail. The Town will not call you to confirm the inspection request.

Step 4: Add attachments (if applicable).

Step 5: Enter Inspection Request Notes.

IMPORTANT: If you do not enter any information in the notes description, the Town may cancel or reschedule your inspection!

*WARNING*: A reinspection fee ($85.00) shall be applied if an inspector cannot gain access to the scheduled inspection.

The following information is required for an inspection request. If the information is not completely and clearly filled out, the Town will not be able to grant your online inspection request.

  1. Specify the approximate time of day that inspection is being requested, if necessary (examples: A.M. or P.M., later or early A.M./P.M., after 9 or before 4).
  2. Provide access information (example: a code to access the key box or on site contact information). Please be as clear as possible. The Town will not accept abbreviations.
  3. Provide clear and specific location information for the inspector (examples: left side of property gate, back yard, rear stair, permit by gutter, roof hatch, etc.).
  4. Contact information for any questions inspector may have.

Step 6: You will receive a confirmation message that the inspection has been scheduled successfully. Email notifications will be sent regarding any status changes or if the inspection must be rescheduled

How do I view my inspections?

In the “View My Activity” section you can view, cancel or reschedule pending inspections, or review completed inspections.
