The Town of Longboat Key is committed to protect, promote, and preserve the public health, safety, and welfare within the Town through a set of minimal property maintenance standards.

Effective March 6, 2023, the Town of Longboat Key updated the Code of Ordinances Chapter 104 - Property Maintenance Code.  This updated ordinance adopts the International Property Maintenance Code (IPMC), with local amendments, which will improve aesthetics, protect property values, and are in the best interest of our citizens and guests.

Some of the key property maintenance items included in the adopted code, include, but are not limited to:

  • Exterior properties shall be maintained in a clean, safe, and sanitary condition.
  • Grass and Weeds shall not exceed twelve (12) inches in height.
  • Exterior surfaces shall be maintained free from dirt, mold and mildew.
  • Trash containers shall be stored out of public view, and may be placed in the right-of-way no earlier than the day before pick-up and no later than the day after pick-up.
  • Irrigation/sprinklers shall only be operated before 10:00am or after 4:00pm on the following days: -
    • Odd addresses on Wednesday and Saturday.
    • Even addresses on Thursday and Sunday.
  • Structures over water shall be maintained in a clean and sanitary condition, and in good repair.
  • Standing water in which mosquitoes can breed are considered a public nuisance.
  • Overgrowth shall be maintained away from roadways and waterways.
  • Interior structure shall be in good repair and in a sanitary condition.
  • Brush, leaves and grass clippings shall not be blown in the storm drain, another's property or into a roadway or waterway.
  • Rodent/pest harborage and infestation shall be promptly exterminated.
  • Bathrooms shall be ventilated with an exterior window or mechanical fan.
  • Swimming Pool/Spa shall be clean and sanitary with functional Florida Swimming Pool Safety Act barriers.
